Even in areas that are dry for long periods of time, there are usually large storms that flood areas, even if just for a moment. The idea that you have to live in a flood prone area or an area that is a designated flood area to be susceptible to flooding is simply false. However, many people are living with this false sense of security. Flood insurance is something that all homeowners should have so they can protect their home and their investment and there are a few reasons why.
- Flooding can happen anywhere. You do not need to live by a river or stream for potential flooding. Flooding can happen if a water main break occurs in your home, if the above ground pool your neighbor has gives way, or even in over or newly developed areas because the water cannot absorb into the soil with new roads everywhere.
- Your current homeowners insurance policy likely does not cover it. In fact, many homeowners insurance policies do not include flood insurance so do not assume you have it by having homeowners insurance. Check your policy to see what is covered by your insurance so you can know exactly what you need.
- Almost 20 percent of flooding occurs in areas that are considered moderate or low risk for flooding. This is just further proof that flooding can occur anywhere and not just in areas that are high risk. You need to protect yourself from flooding no matter where you live and flood insurance is the way to do that.
